Maintenance Tech I

POSITION SUMMARY

The Maintenance Technician I performs routine maintenance and repair work for RRHA apartment units, buildings, grounds, and related facilities. The position focuses on electrical, plumbing, structural, appliance, and general maintenance activities and assists with preparing apartment units for new tenants. The Maintenance Technician I also participates in grounds maintenance, custodial duties, work-order processing, and an on-call rotation.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Perform routine structural, plumbing, appliance, and electrical maintenance and repairs in apartment units.
  • Make repairs and replacements necessary to prepare apartments for new tenants.
  • Operate a standard motor vehicle to transport equipment, tools, materials, and supplies.
  • Clean and paint apartment units as needed.
  • Perform routine grounds and property maintenance.
  • Process standard maintenance documents, including work orders.
  • Keep buildings and facilities clean, safe, and orderly.
  • Sweep, mop, clean, and wax floors.
  • Dust, clean, and polish woodwork and furniture.
  • Clean windows and glass surfaces.
  • Move furniture and equipment as needed.
  • Remove and dispose of trash and debris.
  • Clean offices, community rooms, common areas, sidewalks, parking lots, and other related areas.
  • Assist with moving furniture during tenant evictions.
  • Clean vacant housing units.
  • Perform general custodial and maintenance duties throughout assigned properties.
  • Change light bulbs and perform other routine facility maintenance.
  • Change spark plugs, oil, and oil filters on small tractors and lawn mowers.
  • Perform general landscaping and lawn maintenance.
  • Assist with snow removal.
  • Assist with other maintenance, repair, and manual labor assignments as directed.
  • Participate in a weekly on-call rotation with other Maintenance Technicians at the assigned work location.
  • Work overtime and participate in on-call assignments as necessary during inclement weather and other situations.
  • Perform other related duties as assigned.

MINIMUM QUALIFICATIONS

  • High School Diploma or GED.
  • Moderate experience in electrical, plumbing, or carpentry.
  • Equivalent combination of education and experience may be considered.

PREFERRED QUALIFICATIONS

  • Vocational training in general maintenance, construction, or mechanics.
  • One to two years of progressively responsible apartment maintenance experience.

SPECIAL REQUIREMENTS

  • Must successfully pass the Uniform Physical Condition Standards (UPCS) certification test within two attempts and within 12 months of employment.
  • Must complete Fair Housing Training certification within 12 months of employment and annually thereafter.
  • Must complete the Maintenance Technician Training offered through Arnold Burton within the first year of employment, or provide relevant certifications and vocational coursework demonstrating the required skills.
  • Valid Virginia state identification or driver's license required.

WORK SCHEDULE / ON-CALL REQUIREMENTS

The Maintenance Technician I participates in a weekly on-call rotation with other Maintenance Technicians at the assigned work location. The position may require overtime and additional on-call work during inclement weather situations or other emergencies.

PHYSICAL REQUIREMENTS

This is a physically active position requiring frequent walking and standing. The employee may be required to:

  • Climb, stoop, kneel, crouch, crawl, reach, push, and pull.
  • Perform repetitive motions and manual tasks.
  • Operate tools and equipment.
  • Lift and move materials, furniture, equipment, and supplies.
  • Work around moving mechanical parts.
  • Work with or around toxic or caustic chemicals.
  • Work outdoors and in varying weather conditions.
  • Work in environments with varying noise levels.

The position may require lifting up to 100 pounds, with heavier lifting occurring seldom or never.

IDEAL CANDIDATE

The ideal candidate will have hands-on apartment, residential, building, or facilities maintenance experience and a working knowledge of basic electrical, plumbing, carpentry, and general repair. The candidate should be dependable, mechanically inclined, comfortable working independently, and able to respond to maintenance needs in a timely manner. The ability to work an on-call rotation and respond to emergency or inclement-weather situations is important for this position.
